The first step will be to arrange an initial site meeting with Steven, the meeting usually lasts around 1 hour, and access may be needed throughout the entire property, loft space and external areas.
The meeting allows Steven to briefly inspect the property and to consider your requirements. It allows Steven to offer basic design ideas and options, it will also allow him to inform you of any relevant Planning and Building Regulation issues that you should be considering within your scheme together with likely build cost budgets (see ESTIMATED BUDGET BUILDING COSTS).
Steven will give a 'no nonsense' approach to design advice (the advise will be honest, impartial and given with integrity). Steven would rather lose a commission from a client for stating his honest opinion on design and planning matters rather than offer false hope on a dubious project. Some of our competitors will draw the design and take your money knowing or ignorant to the likely refusal.
After the initial meeting we will write to you normally within 3 days with our fee quotation including other costs such as Local Authority fees (see PRICING STRUCTURE).
Provided you already own the property we will not charge you a fee (free feasibility) and will absorb the cost incurred by his time, traveling and expenses involved in visiting you (locally) to discuss initial concepts.
If you are considering purchasing a property which you do not yet own and require our initial design thoughts on what you can achieve for the dwelling then we will charge a one off fixed fee of £75.00 (locally).
